Negative impact upon neighbouring occupiers:
• The first floor rear element will have detrimental impacts
to neighbours at no.57 causing loss of light into the side
staircase window, rear bathroom window, kitchen sky lights (x3) and
kitchen rear bifold doors and overlooking onto private patio
area
• The first floor rear element will cause detrimental impacts
to neighbours at no.53 overlooking private patio area
• The single storey rear element will cause detrimental impact
to neighbours at no.53 restricting light into rear living room and
patio area.
Overall the proposals will be detrimental to nearby occupiers in
terms of overdominance, outlook, sense of enclosure, visual
intrusion, overlooking, loss of privacy, overbearing impact and
loss of daylight/sunlight. There is also severe surface flooding
water in this road which will be made worse with this build.
• There are no similar examples of two storey side extensions
in the Deane Croft Road / The Chase area. It would create a
terracing effect that would be detrimental to the character,
appearance and symmetry of the pair of semi-detached houses of
which it forms a part, would be detrimental to the character,
appearance and visual amenities of the street scene
• The combined part single; part two storey rear would be
excessive in its size and would result in the rearward projection
being wholly dominant, bulky, boxy and incongruous to the
architectural composition of the original dwelling
• There is the danger of setting a precedent if these
proposals are allowed.
